Trading Terms and Conditions of SOUTH LOIRE PROPERTY SEARCH L.L.C

A) SLPS TERMS

1)SLPS make no initial charge for their property search or for providing property details.

2)SLPS works with an affiliate in France, South Loire Property Services, who are fully registered & insured as an Agent Immobilier (Estate Agency). Their properties are prefixed with a ‘P’ on the website & the two organisations operate a fee sharing agreement, whereby the client pays no additional agents fee.

3) SLPS works in association with various French Notaires & independent Immobiliers & examples of their properties form the rest of the website. South Loire Property Search L.L.C. has negotiated a reduction in fees with all these agencies & this is passed on in full to our clients.

4) SLPS FEE SCALE:

  • 0 - 50,000 Euros, 4,000 Euros
  • 50,001 - 100,000,  7.5% of Net Vendor Price
  • 100,001 - 150,000,  7% of Net Vendor Price
  • 150,001 - 200,000,  6.5% of Net Vendor Price
  • 250,001 - 350,000,  6% of Net Vendor Price
  • 350,001 - 500,000,  5.5 % of Net Vendor Price
  • Above €500,000 Euros, - 5.0% of Net Vendor Price

This fee is only paid, if the client proceeds to purchase on a property introduced by SLPS. Invoicing is 2 weeks before completion & to be received before signature of l’acte.

B) SLPS CONTRACT


SLPS AGREE TO:-

a) On receipt of the completed Clients Details & Requirements Form, SLPS will search for / send details of properties that fit the client’s requirements.

b) On selection of a property / properties, SLPS will arrange visits with the Agent / Notaire & the client (arranging reservations for accommodation if required). Our Affiliate, South Loire Property Services will inspect the property with the client & will provide advice on state of repair, price demanded, facilities in the area etc.

c) South Loire Property Services will provide all translation services required in France & assist the client in all stages of the property search, preliminary & final contract. On the day of completion, they will read all service meters with the client & inform the relevant company of the readings, change of subscriber & address for invoicing. For a period of 3 months from the date of purchase, they will also provide a free telephone help line for customer assistance (subject to the limit of their competence).

THE CLIENT AGREES TO:-

a) Appoint SLPS as property search agent for the south Loire area.

b) Provide the necessary details as set out in the Client Details & Enquiry Form.

c) Pay the fees specified by SLPS above, in the manner specified by SLPS, no later than the day of the Acte de Vente.

d) By commissioning SLPS to search for property, the client accepts that once introduced (in any form) to a specific property by SLPS, they agree to pay SLPS’s fees, even if they purchase that property by any other means (NB: this does not affect the clients right to purchase any other property, not previously introduced by SLPS).

 e) Sign a copy of this contract (all purchasers to be named in final contract).
